Move out cleaning is a specialized clean for a property that is changing occupants, and it is judged against a checklist rather than a first impression. A landlord or property manager inspects the places most people never clean, inside the oven and refrigerator, inside every cabinet and drawer, grout, baseboards, window tracks, and the marks left where furniture stood. That is why an ordinary tidy rarely protects a deposit and a move out clean usually does.

The inspection follows much the same pattern almost everywhere. In the kitchen that means inside the oven, including the racks and the broiler pan, inside and behind the refrigerator, the range hood and its filter, inside every cabinet and drawer, the countertops and backsplash, and the sink, faucet, and drain. Bathrooms are read at the shower and tub including grout and door tracks, the toilet at the base and behind it, mirrors and fixtures, inside the vanity and drawers, and the exhaust fan cover.

Throughout the property, baseboards and door frames, light fixtures and ceiling fans, switch plates and outlet covers, closet shelves and rods, window sills and tracks, and vents and returns. Floors are vacuumed to the edges, hard floors are mopped, and the corners and the areas where furniture stood get particular attention. Easy to forget places count too. A patio or balcony swept, the garage swept out, the laundry area and behind the machines, and spot cleaning of the scuffs and marks left on walls.

No clean can guarantee a deposit

No cleaning company can promise you the full deposit back, and any company that does is not being straight with you. A deposit can be withheld for damage, unpaid rent, or missing items, and none of those are affected by cleaning. What a professional move out clean does is remove cleanliness as a reason to withhold, which is the most common and the most disputed deduction of all. It also gives you a record, because a property that is cleaned professionally and documented has evidence of the condition it was left in.

The work overlaps heavily with a deep clean, but the target differs. A deep clean is for a home you are living in, so it balances the whole property. A move out clean is measured against an inspection, so it concentrates on the specific places a checklist names, and it assumes the home is empty. Is move in cleaning the same service?
Yes, the same work applied before you unpack rather than after you leave. The kitchen and bathrooms are sanitized, cabinets and drawers are cleaned inside, floors are done throughout, and anything left behind by previous occupants is removed.
Should the property be empty first?
Yes, or as close to empty as possible. Cleaning around furniture and boxes means the areas underneath cannot be reached, and those are exactly the areas an inspection looks at.

How much does move out cleaning cost?
It depends on the size of the property and the condition it is in at handover. A one bedroom apartment left in reasonable shape sits at the lower end, while a larger home after several years of occupancy, especially with pets, takes considerably more time. The estimate is free and given before you book.
How far in advance should I book?
As early as your move date is known. The last week of any month is the busiest period in this trade, because most leases end then.
Do you do carpet shampooing or wall washing?
Carpets are vacuumed thoroughly, including the edges, but wet extraction is a separate trade and some leases specifically require a receipt for it, so check your agreement. Walls get spot cleaning of marks and scuffs rather than a full wash.
Do you clean the garage and patio?
Yes, both are swept out as part of the service. Heavy debris removal and hauling are a separate job, so tell us what is there when you book.
Can you clean after the keys are handed over?
Only if access is arranged in advance with whoever holds the property. Tell us the access situation at booking, whether that is a lockbox, a gate code, or someone meeting us there.
What if the landlord is not satisfied?
